This short sale was very difficult because we needed to have both the 1st and 2nd lien holders to agree on the value and price that they would get. Brent was very good at keeping the pressure on them to deliver what is required of them. Banks seem to be very good at dragging their feet and losing things. Brent was very good at using technology to provide quick response and documentation. He is tenacious at demanding a response from the banks and he is willing to go to any length to get them to respond, even soliciting help from local municipal leaders or his connections with Chase Bank. I will admit we had some harrowing moments when I wasn't sure what would happen. But in the end, Brent was able to get all the T's crossed and I's doted and close the deal. The background on how I came to use Brent is also interesting. I originally met Brent when we both had attended the same church. We lost touch until we met again through Facebook. A couple of years back we were given an opportunity to move to our dream house which we could not pass up. Our family is growing and home prices are relatively low so, fully aware of the nature of the competitive market in San Diego, decided to 1) Sell our condo and 2) buy a bigger single-family detached house.
We had worked with Brent Humpherys in 2011 and he sold us our condo just before we were married- We had a short engagement, so we came to him and told him we needed to find a place "NOW", and he made it happen. We couldn't have been happier, and we loved our condo for two years.
The market is different now, and we were looking to buy in neighborhoods that happen to have very low inventory. My wife and I wanted to be in only a few select areas for things like schools, neighborhood safety and home values, etc. To make things worse, we needed proceeds from the sale of our condo to come up with much of the down payment for our next home. This meant that not only were we at a disadvantage against cash buyers since we needed to have a loan contingency, we also needed to have a sale contingency while shopping for our next home! Why would a seller accept an offer from a buyer that has both a loan AND sale contingency when they have dozens of cash or traditional loan buyers to choose from? I had no idea- but we were confident in Brent.
Brent had a member of his team, Karen, come with him to our home to take photos for the listing to sell our condo. I can't tell you what a difference this makes- Having looked at dozens of listings during our home search, we found ourselves really drawn to properties that had amazing photos so we had a better idea of what we were getting into before spending the time (we are all very busy) to drive out and see it in person. Long story short, Brent pulled in a couple of offers on our condo BEFORE ANYONE HAD EVEN SEEN IT IN PERSON. We opened escrow less than 4 days after listing.
Then, the scary part began- Searching for a home in this brutal market. We placed offers on a small handful of homes that we thought we were in love with, and were extremely disappointed every time we got a "no". Then a home came along in a neighborhood we had placed other offers on. Looking at the photos in the listing, we were absolutely certain there was going to be a ton of competition for the home and it could go for $50k above list price.
When Brent met up with us to take us through an open house, we ran into the listing agent and the sellers and viewed their beautiful home. After the open house, we wrote them an offer for list price and the sellers accepted, with no negotiation whatsoever, in less than 24 hours. We are now in escrow and the home inspection has been completed. We were secretly willing to pay $25,000 more for the home, but Brent told us his instincts were that we could offer the list price and get our deal accepted. Many agents might have happily written the offer for much more money because they'd make more and increase the odds of getting the offer accepted. Brent was more interested in saving us money, which he did.
My wife and I literally cannot believe that Brent was able to get us into a home that is IMMACULATE, upgraded, while we're loan contingent and sale contingent, at list price, with zero counter-offers involved, in a neighborhood where inventory is so low that homes are receiving over ten offers.

When circumstances beyond our control forced us to give up our house, we were confused by the multitude of information being thrown at us from all sides and it was creating a negative environment! When you are at the foreclosure point it seems ever real estate agent and investor looking to flip a house in the country wants your business and you are over inundated with letters and calls and pressure that is truly unbelievable. You are told there is only one way to solve the situation, and everyone has a different idea, but no real help. Bottom line, they want your house no matter what the cost to you! Not to say they are all like that, but we never ran into one that gave us any real help or had a lot of knowledge of the short sale process that made it comfortable or easy to understand. If you have never worked with Bank of America, you are fortunate, because it is the WORST experience in the world--they lose paperwork constantly, claim they never spoke with you, tell you you are eligible for programs and when you apply you are turned down. It seemed we could never win. A friend of 35 years recommended Brent to us months before, however I am a very big skeptic and trust is not something I give over easily. However after looking at other people's success with Brent and taking their recommendations, we just had a good feeling that Brent was going to be an advocate for us.
We weren't wrong! He did an amazing job from Day 1. Within 18 hours we had 12 interested buyers wanting to see our home, and from then on it was non-stop, and we had several offers at the end of the weekend. Brent was working on several other deals at the time and some were worth a million or two more than ours. Some people would have been more focused on the more expensive homes with the higher commissions, not on a short sale, which reaped a lesser commission and created far more work. He made us feel like our home was worth millions and we were just as important. As houses sometimes do, ours fell out of Escrow, however Brent was back on it within hours and the house was re-listed and more offers came in a few hours later. The most important part of all this is that Brent fought Bank of America for us with dogged determination and did not let up on them, even elevating things to the President sometimes at a cost to himself. He made them responsible for paperwork that was lost (and they magically found when he pursued them) and he got us a $10,000 relocation check from B of A through one of their programs (that we had no idea existed, and they should have disclosed to us earlier). Most of the people we knew were getting nothing and the few that did received $3,000. He was in communication every day through text, phone calls, and emails. We never had to wonder what was going on. When something came up it was handled immediately, and he consistently forwarded information that came from B of A and other agents regarding our home. He dealt with buyer's agents who weren't doing their job and were holding up the process, and some who wanted to circumvent the process. When we weren't sure about legal issues he referred us to people who had the same morals and ethics (he only works with those kinds of people and it was proven time and time again). They were all honest with us every step of the way legally and financially. For the first time in over a year all of our stress had been lifted, and we felt relieved of the pressure and negativity. This time of the year I like to count my Blessing from the prior year. One of the greatest gifts we received in 2013 was working with Brent Humpherys and Humpherys Homes & Estates! This story started back in 2012 when my father was diagnosed with terminal cancer and our lives were thrown into chaos. We were told he only had a few months to live and started praying he for more time with him. In early 2013 we received a notice from our first mortgage company (a private lender) saying our payments would be going up in January 2014 by $1000 a month. We were already paying over $3000 a month and were completely upside down in our loans (two private lenders).
With the uncertainty of my father's condition and the expense this may put on our family we started looking for solutions. I know Brent and his family personally but never had the occasion to use his services. I cannot say enough about what Brent did for us. From the first meeting, his knowledge and professionalism shined through. He was not concerned about what he could do but what OUR NEEDS were, and wanted to hear our story. We started working toward Short Selling our home of 10 years, which was a very painful decision and Brent empathized with our situation.
Everyone else we talked to said the only way this would happen was to stop making payments on our house and go into default. This was not something we were comfortable with because we have excellent credit. Brent was the only person who told us absolutely DO NOT stop making payments because he was confident he could get the deal done with the RIGHT BUYER, under the RIGHT TERMS, and WITHOUT ruining our credit.
